Access Statement Cuckoo Barn Lodge

Cuckoo Barn Lodge nestles in a peaceful valley two miles from Rutland Water, 100 yards down a gravel drive and a mile from the village of Exton.
Built on two floors there is ground floor access to three double bedrooms one of which has an end suite wet room and there is also a family bathroom.

The upper ground floor living area is reached by a ramp from the parking area onto the decking veranda. The two floors are connected by a flight of 12 stairs with a single handrail.

Pre arrival

For full details of how to reach us please see the directions section of our website or use our postcode which is LE15 8BA and look for the sign to Cuckoo Barn (beside the last telegraph pole on the right coming from Stamford or the first telegraph pole on the left coming from Oakham on the Exton to Stamford Road.)

The nearest railway stations are Stamford and Oakham 8 miles away and taxis are available at both stations. Both stations have a regular service from Leicester and Peterborough with a through service to London Stansted airport. The nearest bus stop in the village of Exton is a mile away and the service is infrequent.

Car Parking and Arrival

Parking is available adjacent to the lower ground floor entrance to the bedrooms and also beside the ramp that leads to the living area.
The parking area has a gravel surface.
There is a single step to the lower ground floor entrance which is 79cm (31 inches) wide and has a sensor light.

The upper ground floor is accessible from a decking ramp or two steps from the gravel parking area. The ramp is 130 cm (51 inches) wide and leads onto an open south facing veranda with a sliding French door (96 cm (38 inches) opening with no step) leading to the living area and kitchen. the ramp and entrance is lit by sensor lights.

Living Area

There is a large (75m2 approximately) level open plan living area with kitchen and dining area.
The floor is white oiled oak laminate throughout with underfloor heating controlled by an adjustable room thermostat.

The area is well lit with overhead lighting.

Garden

There is level access through the French window to the decking veranda with steps or a ramp down to a large south facing lawn overlooking our own tree lined meadow.
Table and chairs and bench seating are set up on the two level veranda with two steps between levels.

Bedrooms

There are three bedrooms with twin beds or the option of continental double beds. There is single step access to the lower ground floor and there is a staircase with 12 steps and a hand rail to the living area
The doors to the bedrooms are 79 cm (31 inches) wide

The height of all beds from the top of the mattress to the floor is 36 cm (22 inches).

The floors are white oiled oak laminate with underfloor heating controlled by an adjustable thermostat in each bedroom. The doors are a contrasting light oak. Overhead lighting is controlled by a switch and the bedside lights and dressing table touch lights have three settings allowing adjustment from a night light to a reading light. All bedding is non feather.

Bathrooms and shower rooms

The main bedroom has an en-suite wet room and there is a family bathroom for the other two bedrooms.
The door openings are 79 cm (31 inches) wide
The toilet height is 42 cm (16.5 inches) and a riser is available on request

The wash basin height is 88 cm (34.5 inches) and the washbasins bath and shower have lever taps.
Both bathrooms have tiled floors and the wet room has level access to the shower area. Both are well lit with overhead lights and have backlit bathroom mirrors with shaver sockets.

A personal alarm and grab rails are available on request in the wet room.

A water bowl can be provided for assistance dogs in the bedrooms where necessary. The nearest doctors surgery is Empingham Medical Practice (telephone 01780 460202). The nearest hospital with a minor injuries A&E unit and walk in NHS is in Stamford, 8 miles away, open Monday to Friday. At weekends and at night the nearest A&E is in Peterborough 25 miles away.
The nearest shop mobility is in Peterborough or Leicester.
